The inspection is centered on the individual unit and the components typically tied to owner responsibility. Common roofs, exterior walls, shared corridors, elevators, pools, parking structures, and landscaped common areas generally fall under the AOAO or HOA. If common-area evaluation is needed, that is handled as a separate scope with association approval.
