Please read this agreement carefully before your inspection.
This Agreement is entered into between Quentin Inspections ("Inspector") and the person or entity ordering the inspection ("Client").
The purpose of the inspection is to provide Client with a professional opinion of the observable condition of the property and to identify material defects in readily accessible systems and components at the time of the inspection.
The inspection is performed in general accordance with the InterNACHI Standards of Practice and any applicable terms stated in this Agreement. Where this Agreement and any referenced standard differ, this Agreement governs.
The inspection is a visual, non-invasive, limited inspection of the property as it exists at the time of the inspection. It is not technically exhaustive and does not constitute a guarantee, warranty, or insurance policy of future performance.
Inspector will inspect only those areas and components that are reasonably accessible, safely reachable, and visible at the time of the inspection. Inspector is not required to inspect areas blocked by furniture, storage, finishes, debris, locked doors, animals, tenants, weather conditions, inadequate clearance, or other limitations.
Unless excluded by agreement or site conditions, the inspection may include readily accessible portions of the following: roof, exterior, site drainage as visually observable, structure, electrical, plumbing, HVAC, interior, insulation and ventilation, built-in appliances, attic, crawlspace, garage, and other accessible areas.
Optional services are only included when specifically selected, approved, and paid for. These may include: pool or spa inspection, additional HVAC systems, solar system visual review, outbuildings or detached structures, irrigation or landscape observations, drone imaging, pre-listing inspection, pre-sale consultation, pre/post-rental condition reporting, and luxury or estate-level expanded documentation.
When conditions permit, Inspector may use drone imaging to observe roof areas or other components. Drone use is a visual aid only and does not make the inspection technically exhaustive. Weather, flight restrictions, tree cover, signal limitations, safety concerns, and property conditions may limit or prevent drone use.
If photographs are reviewed using AI-assisted tools, such review is supplemental only. Final inspection observations and report language remain the professional judgment of the Inspector. AI review is not a warranty and does not expand the scope of inspection beyond a visual inspection.
The inspection does not include, and Inspector is not required to determine or report on: code compliance, permits or public records, boundaries or surveys, environmental hazards, mold or air quality, lead paint or asbestos or radon, engineering analysis, geological or soil conditions, pest or termite activity (unless separately contracted), concealed or latent defects, cosmetic issues (unless indicating a larger concern), future performance or remaining life expectancy, or market value, insurability, or suitability for purchase.
Client understands that many defects may exist that cannot be observed without destructive testing, disassembly, or specialized testing. Inspector is not responsible for conditions that are hidden, latent, inaccessible, intermittent, or otherwise not observable at the time of inspection.
Inspector is not required to move personal property, furniture, equipment, rugs, stored items, insulation, debris, ceiling tiles, or finishes. Inspector will not dismantle systems, open walls, damage finishes, or perform destructive testing.
The inspection and report reflect the condition of the property on the date and time of inspection only. Conditions can change at any time due to weather, occupancy, repairs, deferred maintenance, contractor work, system failure, or other events.
Inspector is not responsible for inspecting systems that are shut down, disconnected, not installed, not fully operational, or inaccessible. If utilities are off, pilot lights are out, access panels are blocked, or systems cannot be safely operated, those limitations may be noted in the report.
Client is encouraged, but not required, to attend the inspection. Whether or not Client attends, Client remains bound by this Agreement and by the inspection limitations described herein.
Inspector will provide a digital report, typically within 24 hours unless otherwise stated by Inspector. Delays may occur due to property complexity, connectivity, weather, access issues, travel, or other operational factors.
The inspection report is prepared for the sole use of Client. No third party may rely on the report without Inspector's prior written consent. Unauthorized third-party use or reliance is prohibited.
The report is not a repair bid and may recommend further evaluation by licensed or qualified specialists. Client understands that specialist review is often necessary where defects, limitations, or further concerns are identified.
The inspection fee is earned when the inspection is performed. Payment is due as agreed during booking. Inspector may withhold report release until payment is received in full.
Scheduling blocks time that may not be recoverable. Cancellations or rescheduling on short notice may be subject to a cancellation fee, trip fee, or administrative fee, especially for remote locations, occupied properties, or reserved appointment windows.
To the fullest extent permitted by law, Client agrees that the total maximum liability of Quentin Inspections, its owner, employees, contractors, and agents for any and all claims arising out of or related to the inspection or report shall be limited to the fee paid for the inspection.
Client waives claims for consequential, special, indirect, exemplary, or punitive damages, including but not limited to loss of profits, loss of opportunity, repair escalation, relocation costs, transaction delay, or emotional distress.
Any claim arising from the inspection or report must be brought within the time allowed by applicable law, and Client agrees to notify Inspector promptly of any concern so Inspector has an opportunity to review the issue before repairs or alterations are made, except in an emergency.
By clicking to proceed, scheduling the inspection, signing electronically, paying the inspection fee, or allowing the inspection to take place, Client confirms that Client has read, understood, and accepted this Agreement in full.
