How It Works

Every property care relationship starts with a full baseline inspection so we know the condition of your property from day one. After that, regular visits at your chosen frequency provide ongoing monitoring, photo-documented reports, and maintenance coordination. Each visit includes a systematic walk-through using our inspection checklist, moisture spot-checks, and a photo report delivered to you wherever you are in the world.

Service Tiers

Quarterly Property Health Check — $400/visit

Four visits per year. Full interior and exterior visual walk-through, moisture meter spot checks at bathrooms, kitchen, and known risk areas, HVAC filter check, roof visual from grade level, and a photo-documented report after each visit. Best for seasonal residents and off-island owners of single-family homes.

Bimonthly Property Guardian — $300/visit

Six visits per year. Everything in the quarterly plan, plus we run all faucets, flush toilets, and run appliances to prevent seal dry-out and verify function. Pest and termite evidence checks. Security system and smoke/CO detector verification. Vendor coordination for any maintenance needs. Best for vacation rental owners between rental management contracts and snowbird properties.

Monthly Estate Stewardship — Custom Pricing

Twelve visits per year. Everything in the bimonthly plan on a monthly schedule, plus pool and spa equipment checks, solar system monitoring, generator run and test, storm preparation and post-storm assessment, and an annual comprehensive inspection included. 24/7 emergency response for major events. Best for luxury estate owners and investors with high-value properties.

Vendor Coordination & Project Management

Property care visits cover inspection, monitoring, and routine condition reporting. When a visit uncovers issues that require contractor work — repairs, replacements, or larger projects — we vet vendors, coordinate scope, manage timelines, and oversee the work on your behalf. We manage the process. We don't do the work ourselves.

Project management and quality-control services are scoped separately based on complexity and time involved. This keeps your property care plan focused on what it does best: catching problems early and keeping your investment protected.

The visit fee covers drive time, on-site inspection time, report preparation, and the expertise of a Certified Master Inspector evaluating your property — not a property manager doing a quick walkthrough. Every visit is conducted to the same standard as our paid inspections, using the same tools and the same professional eye for detail.
